RENTING SHORT-TERM IN CLARK COUNTY

A “short-term” rental as defined by the county refers to the rental of a residential property for a period of up to 30 consecutive calendar days. As a homeowner or investor looking to rent out your property in Clark County (the most populous in the state of Nevada), you should be informed of the following local stipulations.

Short-term rentals of residential properties (including Airbnb) is prohibited in unincorporated Clark County. Clark County Code § 30.44.010 (b)(7)(C)

A “vacation home” is defined as any residential dwelling utilized for transient lodging. Such must be separately licensed, with an annual fee of $300 required. Clark County Code § 6.12.982

Additionally, if rented to transient guests as defined in Chapter 4.08 (27), taxes must also be charged accordingly.

Unlike hotels or motels, short-term rentals are not adherent to the standards of health and safety set by the Southern Nevada Health District, nor do they tend to be as secure.

Since 2017, short-term rentals are restricted to be distanced at least 660 feet from any other short-term rental. In December 2018, officials increased these limitations to only allow owner-occupied homes to provide short-term rentals.
